A brand-new luxury building in Santa Monica, and a studio that makes full use of it. Inside: a queen bed, a private patio, a full kitchen with a Keurig, central A/C, fast wifi and a proper desk. Upstairs: a landscaped roof deck with a pool, fire pit and grills, plus a saltwater pool, a gym, a yoga deck, co-working spaces and an arcade. Memorial Park is ten minutes on foot, the Promenade and the Pier a little further. Every review category sits at a straight 5.0.

The space

A studio with a defined bedroom area, so it lives larger than the word suggests.

A queen bed with plush bedding, and a sofa bed in the living area for a third guest.

The kitchen is fully equipped and has a Keurig coffee machine. There's a smart TV, central A/C and heating, high-speed wifi and a dedicated workspace that's actually usable for a full day.

The private patio is the part guests don't expect: your own outdoor corner, quite separate from everything happening on the roof.

The entire studio is yours, plus the full run of the building.

That's the landscaped roof deck with its pool, fire pit, grills and seating; a saltwater pool and a second courtyard pool; the fitness centre and yoga deck; co-working spaces and private offices; secure bicycle storage; and the arcade.

Check-in is self check-in from 4PM. Simple step-by-step instructions for the door and your key code reach you beforehand, so you arrive at your own pace with nothing to coordinate.

Before you arrive you'll have everything in a single message — directions, how the door works, how to get up to the roof deck, and the places I actually eat in this neighbourhood.

After that I'm a message away and normally reply inside the hour.

The rest of the time, the place is completely yours.

House rules

• We keep this place spotless and calm for every guest, and these few rules are how that happens.
• WHO STAYS
• Only the guests on the booking may stay — 2 maximum.
• No visitors, day guests or extra arrivals without our written approval first.
• NOISE & EVENTS
• No parties, gatherings or events of any kind.
• Quiet hours 10PM–8AM. This is a residential building with neighbours on every side.
• INSIDE THE APARTMENT
• Strictly no smoking or vaping anywhere, windows and patio included. A $300 charge applies.
• No pets, whatever the size.
• Shoes off on carpeted areas.
• Please switch off the AC and lights whenever you head out.
• DELIVERIES
• Please don't have mail or packages sent to the address. A nearby locker or pickup point keeps everything running smoothly.
• ARRIVAL & DEPARTURE
• Check-in from 4PM, check-out by 11AM. Anything earlier or later only if we've confirmed it in advance.
• Before you leave: dishes washed, trash out, keys returned as instructed with a quick photo to confirm Lost keys carry a $200 charge.
• ONE LAST THING
• If something is broken, missing or just not right, message us straight away. We would far rather fix it while you're here than read about it afterwards, and we usually reply within the hour.
